For a generation, the northeast corner of Ashford Avenue at 1214 was marked by a lit guitar sign and a soundtrack you could hear from across the street. The building sat directly across from the San Juan Marriott Resort and Stellaris Casino.
That sign came down this year. The former Hard Rock Cafe space is now home to Azul, while a rooftop two blocks away reopened as DANTE. These changes add new dining and hospitality options to the corridor.
Azul Restaurant & Verde Lounge opened July 17, 2026, in that former Hard Rock Cafe footprint. The project carries more than $12 million in private investment from George Azih, the fintech entrepreneur who built and sold lease accounting software company LeaseQuery, later rebranded FinQuery, along with co-founder Meg Kapsimalis. Chef Whitney "Whit" Thomas runs the kitchen. The space splits into two distinct experiences under one roof: Azul, the restaurant, on the lower level, and Verde Lounge, a more intimate cocktail room, upstairs. The project is expected to bring around 100 jobs to the corridor.
Azul's founding membership program is capped at 32 seats and costs $10,000 a year, with an $11,000 food and beverage credit.
The second data point sits at O:LV Fifty Five, the adults-only boutique hotel a short walk from the Azul corner. Its rooftop used to run under a different name, a tighter, design-forward space that had already built a following in the neighborhood's nightly rotation. As of March 2026, it reopened as DANTE, under Executive Chef Jason Neroni, running a modern Italian menu built on classical technique. Caribbean Journal covered the relaunch and the throughline in the food: a Rigatoni alla Vodka with a deeper tomato profile than the familiar version, a Sweet Corn Agnolotti finished with ricotta salata, parsley oil, and a touch of tajín, a whole roasted Sicilian-style Branzino, and a 30-day dry-aged A5 Wagyu paired with black garlic jus and gnocchi fritti.
DANTE runs breakfast and lunch every day of the week, with dinner service Tuesday through Sunday. That makes its hours broader than an evening-only dining schedule.
La Concha Resort adds another set of options to the corridor. The hotel completed an $80.2 million transformation this year and entered Marriott's Autograph Collection, redesigning all 238 suites in the process, according to the resort's own account of the project. Its amenities include three separate pool scenes on property, including the adults-only Marena, plus Elemara Spa.
Those facilities add a resort component to the mix of restaurant and rooftop offerings described above.
Here's how the three anchors line up against each other:
| Property | What changed in 2026 | Notable features |
|---|---|---|
| Azul Restaurant & Verde Lounge | Opened July 17 in the former Hard Rock Cafe space at 1214 Ashford | A capped 32-seat, $10,000-a-year founding membership with an $11,000 food and beverage credit |
| DANTE at O:LV Fifty Five | Reopened in March under Chef Jason Neroni | Breakfast and lunch are served daily; dinner is Tuesday through Sunday |
| La Concha Resort | Completed an $80.2 million renovation, joined Marriott's Autograph Collection | Three on-site pool scenes, including the adults-only Marena |
Ashford Avenue continues to serve visitors. The Marriott and Stellaris Casino sit directly across from Azul's front door, and DANTE's rooftop is still one of the more photographed views in San Juan. The openings described here include Azul's membership program, DANTE's daily breakfast service, and La Concha's pool and spa amenities.
A few practical notes worth carrying into how you actually use the corridor this fall:
It's worth remembering what Ashford Avenue has always been on paper. This is the stretch locals and visitors alike call Puerto Rico's Fifth Avenue, the address for Cartier, Louis Vuitton, Gucci, and Salvatore Ferragamo storefronts, alongside boutiques from local designers like Nono Maldonado and Lisa Thon. These storefronts are part of Ashford Avenue's retail mix, alongside its restaurants and hotels.
The corridor’s established retail and newer dining and lodging options offer a broader view of its changing commercial mix.
For anyone considering a property near Ashford, the mix of dining, retail, and hotel amenities is part of the neighborhood context.
Condado has always had more restaurants than any one resident could work through in a season. This year's openings add dining and hospitality options at different times and in different settings, giving residents and visitors alike more ways to use the corridor.
